Adding a little more space to your property
When building or looking to get an extension built, there are a number of points to consider.
Beware of hidden costs in foundations, building control, i.e. trees, routes and environmental issues
Any drains or drainage was previously the property of the homeowner however, now they are owned by Northumbrian Water which means they must be informed of any interaction with drains.
Planning permission can be applied for using your own drawings, but for a building extension, you will need to think about building regulations which require working drawings. These should always be completed by an architect. We can help by contracting one of our trusted architects to do this. We can also help submit plans to the council for approval.
When we build an extension, we go through a process to ensure the highest standard of finish possible and will keep you informed at each stage of the building extension. We can also enhance your home with the addition of a sunroom, if desired!
These are the stages we follow to ensure your project is completed to the highest standard:
Clear site and dispose of debris
Set out & excavate foundations for inspection by building control.
Pour concrete foundations once past by building inspector.
Excavate and form new ground floor concrete or timber.
Build internal and external walls with required cavity and insulation and installing lintels over all openings.
Above Ground Floor: (All floors above the ground floor):
Two story extensions only fit required timber joists to match existing.
Form new roof including facias/soffits, roof covering and gutters.
Windows and Doors:
Fit required doors and windows in new openings.
First Fix works
Carry out all internal first fix works i.e. form timber stud wall if required, fix electrics, fix plumbing and plaster boarding.
Carry out all internal plastering i.e. skim new walls and ceilings and repair any damaged plaster due to works.
Second Fix Works:
Carry out 2nd fix works i.e. skirting boards, architraves, window boards, internal doors, kitchen fitting if required, 2nd fix electrics and 2nd fix plumbing i.e. bathroom furniture and radiators.
Floor / wall tiling and decorating.
Fit any external gullies to drains, seal all external windows and doors, carry out any landscaping i.e. patios decking if required.
Leave site clean and tidy.
